The applicant shall enter into a development agreement with the City. 6. Comments by other City Staff. ISSUES ANALYSIS Lot Sizes... The smallest lot within the proposed subdivision is 12,825 square feet in size, which meets the minimum lot size requirement for lots within the R -1X Zoning District. Average lot size within the development is 16,838 square feet. In addition, all lots contain at least 12,825 square feet of land above wetlands and/or flood plain elevations. Lot 4, Block 1, is encumbered by a large wetland that is protected by a drainage easement. This lot contains 15,400 square feet of land above the wetland. Lot Width. In the R -1X District, the minimum lot width requirement is 90 feet_ The narrowest lot width proposed is 90 feet, therefore, all of the proposed lots meet or exceed the requirement. Lot Depth. Within the R -1X District, the minimum lot depth is 135 feet. Lot depths are measured by taking the average length of the two side property lines, as homes are constructed typically in the middle of lots. As such, all of the proposed lots meet the above mentioned minimum requirements, as the shallowest lot is 135 feet deep. Setbacks. The following table illustrates the minimum setback requirements within the R -1X Zoning District. The proposed building pads on all proposed lots within the proposed Woods of Baldwin Lake 2nd Addition, meet the minimum setback requirements.
