OCT -06-1994 12:06 <br />NAC 612 595 9837 P.02/82 <br />3. A11 building pad elevations must be at least 3 feet above the <br />high water level of the wetlands. <br />4. The applicant must make a cash contribution in the amount of <br />10 percent of the fair market value of the subject property to <br />satisfy the park dedication requirement. <br />5. The applicant shall enter into a development agreement with <br />the City. <br />6. Comments by other City Staff. <br />ISSUES ANALYSIS <br />Lot Sizes... The smallest lot within the proposed subdivision is <br />12,825 square feet in size, which meets the minimum lot size <br />requirement for lots within the R -1X Zoning District. Average lot <br />size within the development is 16,838 square feet. <br />In addition, all lots contain at least 12,825 square feet of land <br />above wetlands and/or flood plain elevations. Lot 4, Block 1, is <br />encumbered by a large wetland that is protected by a drainage <br />easement. This lot contains 15,400 square feet of land above the <br />wetland. <br />Lot Width. In the R -1X District, the minimum lot width requirement <br />is 90 feet_ The narrowest lot width proposed is 90 feet, <br />therefore, all of the proposed lots meet or exceed the requirement. <br />Lot Depth. Within the R -1X District, the minimum lot depth is 135 <br />feet. Lot depths are measured by taking the average length of the <br />two side property lines, as homes are constructed typically in the <br />middle of lots. As such, all of the proposed lots meet the above <br />mentioned minimum requirements, as the shallowest lot is 135 feet <br />deep. <br />Setbacks. The following table illustrates the minimum setback <br />requirements within the R -1X Zoning District.
