Both <br />proposed building finish material alternatives comply with <br />applicable building materia. requirements. <br />Landscaping/Buffering, As shown on the submitted site/landscape <br />plan, a variety of plantings are to be provided along the perimeter <br />of the subject site and adjacent to off-street parking areas. <br />Specific planting types include pine, spruce, spirea, and lilac. <br />All proposed plantings appear well placed and should visually <br />enhance the subject site. <br />According to the Zoning Ordinance, buffering and/or landscaping <br />must be provided where a side or rear lot line of an industrially <br />zoned property abuts a residential or commercial district or public <br />right-of-way. While the subject site does not lie adjacent to <br />residential uses, ample landscaping has been provided along the <br />adjacent right - of - way . <br />Off-Strp . parking.. According to the Zoning Ordinance, light <br />manufacturing facilities must provide one off-street parking space <br />for each employee or one space for each 2,000 square feet, <br />whichever is greater. According to the applicant, the proposed <br />publishing facility is to employ 15 persons. With a parking supply <br />of 16 spaces, off-street parking requirements have satisfactorily <br />been met. <br />As a condition of site plan approval, the applicant should, <br />however, demonstrate an ability to provide adequate off-street <br />parking for Phase II of the development. <br />While all off-street parking stalls have been found to meet minimum <br />18 foot by 9 foot stall dimensional requirements. The site plan <br />should be revised to illustrate a handicap off-street parking stall <br />as required by State law. <br />toadinq. The subject structure provides three loading berths along <br />its western facade. While ample maneuvering space does appear to <br />exist in regard to the loading berths, some question exists as to <br />how future parking lot expansion (to accommodate phase 2) will <br />affect service vehicle maneuvering. To address this issue further, <br />Phase 2 parking areas should be illustrated on the site plan. <br />Trao:, As a condition of site and building plan approval, the site <br />plan should be modified to illustrate all exterior trash handling <br />areas. According to the Ordinance, all waste, refuse, or garbage <br />must be properly contained in a"closed container designed for such <br />purposes. It is further recommended that all trash handling <br />equipment be screened from view of adjacent properties or public <br />rights-of-way. <br />
