i+.C.T- 1 2- _ - T U 1 .1-3. <br />The applicant pursue variances for the following: <br />a. Cul-de-sac length in excess of 500 feet (Section 303, <br />Subd. 1(8) . <br />b. Irregular lot shapes (Section 100..08, Subd. 6 (3). <br />3. City Officials determine the acceptability of the proposed lot <br />widths of Lots 6, 7, and 8. We would recommend approval of <br />these lots based on the physical constraints of the site. <br />4. All site wetlands are established as easements within abutting <br />lots. <br />To the extent possible, a.i significant trees on the subject <br />site are to be preserved. <br />6. The proposed wetland mitigation is subject to review and <br />comment by the Rice Creek Watershed District. <br />7. The City Engineer provide comment in regard to drainage and <br />utility issues, including the need for easements. <br />8 The proposed subdivision is subject to review and continent by <br />the Park Board in regard to appropriate trail and park <br />dedication. <br />9. Driveways for Lots 7 and 8 are placed so as not to infringe <br />upon required drainage or utility easements. This item should <br />be subject to further comment by the City Engineer. <br />10. Comments from other City staff, <br />ISSUES ANALYSIS <br />Su i.viE__2 Proc ao nc , It had been the applicant's original <br />intent to process the attached sketch plan as a preliminary plat. <br />Because numerous preliminary plat submission requirements had not <br />been received (i.e., grading and drainage ps.s.r_, utility plan, <br />street cross sections, etc.), staff has recommended that the <br />subdivision plan be considered as a sketch plan. Rather than <br />potentially deny a preliminary plat request due to lack of <br />information, it is believed that sketch plan consideration would be <br />beneficial both to the City and applicant at this time (prior to <br />further financial investment). <br />As part of forthcoming preliminary plat consideration, all <br />applicable submission requirements, as outlined in the City's <br />Subdivision Ordinance, should be met. <br />2 <br />
