To determine the compatibility of the proposed use and density, an <br />examination of surrounding land uses is warranted. The following is a listing of surrounding <br />land uses and zoning designations. <br />Direction Land Use Zoning <br />North Low Density Residential (Airpark) R <br />South Undeveloped (southerly portion of flehms plat) R-1 <br />East Low Density Residential R <br />West Low Density Residential R <br />Considering the lands directly south of the area to be rezoned cunently hold an R-1 zoning <br />designation and that the property in question is to be interconnected to such future neighborhood, <br />the proposed use (lot size) is considered compatible with surrounding uses. <br />Public Services. To accommodate the proposed development, public sewer se vice will be <br />necessary. The applicant has proposed to extend sanitary sewer service to the area under <br />consideration at his sole expense, As such, area property owners would not be required to pay <br />for such an extension unless they request connection to the facility. The extension and sizing <br />of proposed utilities will provide utility capacity for the surrounding properties withoutexpense <br />to the City. <br />Performance Standards. As part of the City's consideration of the preliminary plat and <br />forthcoming final plat, the proposed use will be required to comply with applicable performance <br />standards. Specific items of issue will be discussed in the preliminary plat review section of this <br />report. <br />Preliminary Plat: <br />In addition to the rezoning/Comprehensive Plan amendment requests, the applicant has also <br />requested preliminary plat approval of a 105 lot single family residential subdivision. Such <br />subdivision would overlay both the area being considered for rezoning and the recently <br />established R-1 zoning designation to the south, <br />Mocks. All blocks have been found to comply with the maximum 1,500 foot length requirement <br />stipulated within the City's Subdivision Ordinance. <br />Lot Requirements.
