Depth 135 feet <br />While all lots exceed the aforementioned gross lot area requirements, some question exists in <br />regard to the buildability of a number of lots. Specif cally, the following lots exhibit <br />questionable buildable areas due to their containment of steep slopes and/or wetlands: <br />First Addition: <br />Second Addition: <br />Lot 8, Block : 2 <br />Lots 17 and 1.8 , Block 5 <br />Lots 3, 4, 5, 9, 14, 20, 21, Black 3 <br />While the Ordinance does not specifically exclude steep slopes in the calculation of minimum <br />lot area, wetland areas must be excluded. Lot 8, Block 2 and Lots 17 and 18, Block 5 of the <br />First Addition hold steep slopes which make their buildability questr6nable. The applicant has <br />indicated that the illustrated slopes are reflective of dredge spoils from the county ditch. In this <br />respect, a grading and drainage plan should be pr v.ided to show the proposed finished grades <br />for these lots. <br />While Lots 20 and 21 of Block 3, Second Addition hold ample buildable areas, their containment <br />of wetlands would prohibit aircraft access from the adjacent taxiway. To allow such lots to <br />function as intended, some wetland mitigation will be necessary. Standard City practice is to <br />require not less than 10,800 square feet of land above the OHWM in R-1 Zoning Districts. As <br />a condition of preliminary plat approval, a wetland mitigation plan must be submitted subject <br />to review and approval by the Rice Creek Watershed District and City Engineer. If such <br />mitigation plan does not receive the necessary approvals, a reconfiguration of the site's lots will <br />be necessary. <br />Lot. Configuration. The proposed lot configuration is considered well conceived and responds <br />well to area design constraints. Some concern does exist, however, in regard to Lot 18, Block <br />5, First Addition which exists as a "butt" lot. Aside from being isolated from the balance of <br />the subdivision (in terms of orientation), the minimal 10,800 square feet of lot area is <br />significantly less than the Lots which surround it To improve the subdivision's design, an <br />omission of the said outlot should be considered. <br />6 <br />
