Planning & Zoning Board <br />June 14, 2017 <br />Page 4 <br />APPROVED MINUTES <br />Ron Alwin, Project Engineer, stated the entire project is an outlot, splitting it into a lot <br />and an outlot is going to increase tax revenue of the current outlot. <br /> <br />Chair Tralle declared the Public Hearing open at 7:00 p.m. <br /> <br />There was no one present to speak. <br /> <br />Mr. Laden made a MOTION to close the Public Hearing at 7:00 p.m. Motion was <br />supported by Mr. Stoesz. Motion carried 6 - 0. <br /> <br />Mr. Stoesz made a MOTION to recommend approval of Houle addition. <br /> <br />Motion was supported by Mr. Stimpson. Motion carried 6 - 0. <br /> <br />C. Golden Acre Variance, Preliminary Plat and Final Plat <br /> <br />Ms. Larsen presented the staff report. <br /> <br />The applicant, Tim Anderson, submitted a land use application for variances, preliminary <br />plat and final plat. The proposed development is a 4 lot single family residential <br />subdivision located at 547 Lois Lane which is legally described as Lot 4, Block 1, Mar <br />Don Acres. The development contains one (1) gross acre parcel and is called Golden <br />Acre. <br /> <br />Mar Don Acres was originally platted in 1978. As part of that plat, eight (8) lots were <br />created north of Lois Lane with each lot being 294.00 feet in depth and approximately <br />165 feet in width for lot sizes of 48,510 sq. ft. Houses were purposely located on the lots <br />in a manner so that the lot could further subdivided when public water and sewer become <br />available. Two other residential subdivisions similar to the proposed Golden Acre have <br />since been approved from these 8 lots, Hailey Manor and Isabell Estates. <br />The 1 acre site is a residential parcel containing a single family house and attached <br />garage. Other than trees and shrubs, there are no significant natural resources on site. The <br />Certificate of Survey indicates a split rail fence along the west side of the property. <br /> <br />Staff recommended approval of the Variance, Preliminary Plat and Final Plat for Golden <br />Acre. <br /> <br />Staff addressed questions of the Board. <br /> <br />Mr. Stimpson asked about the distance from the east side of the property to the lot line. <br />Mr. Stimpson also asked if the lot would be too narrow if it gets parceled out in the <br />future. Ms. Larsen stated that the garage side would only require 5 feet and it should be <br />greater than the required 5 feet. <br />
