Consider <br />staging with sewer plan review. <br /> Move forward with recommendation <br /> Added issues <br />o LP-4, Unsewered Residential Neighborhoods <br />o LP-5, Residential Densities <br /> Mixed Use Development (LP-1) <br />o Category needs clarification. How must “mixing” occur? Within <br />each site or development project? This may be difficult for small <br />parcels. <br />o Can this category be used to allow felxibility for commercial OR <br />residential uses? <br />o Should there be different approaches for different areas of the <br />community? <br />o Recommendation: Land use Plan should give guidance on Mixed <br />Use category and include goals for each Mixed Use area including <br />residential/commericial split, similar to current plan <br /> Industrial Land Use (LP-2) <br />o Can a single industrial classification respond to city’s desire for <br />business park/corporate campus areas versus more traditional <br />industrial areas with outside storage and/or distribution uses? <br />o Should there be different classification(s) for high visibility areas <br />or to ensure compatibility with adjacent uses? <br />o Recommendation: Consider splitting industrial use into two <br />classficiations, on efor existing areas allowing a full range of <br />industrial uses and a new “Business Campus” classification for <br />large, high-visibility sites. Emphasize employment over <br />warehousing; higher standards for design. Planned uses may <br />include some commercial to support the business and employment <br />base. <br /> City Role in Development (LP-3) <br />o What is the city’s role in development? Should it be more active in <br />promoting or facilitating development consistent with planning
