Page -3- March 21, 1979
since the property is grandfathered commercial and the proposed use is a
lesser use. The Board recommended the building itself be inspected for
adequate building rating. Since this matter will be considered at Council
on March 26, 1979 Mr. Locher can add further comments.
Variance - James Frischmon
Mr. Frischmon applied for a variance to divide his lot into two lots. It
was determined that Holly Drive was located almost entirely on his lot and if
the remainder of the lot were divided each lot would be less than one acre.
Mr. Locher has prepared deeds giving the right of way from Mr. Frischmon's
property with the understanding that the City would grant the variance.
Mr. Shearen moved to recommend the varianceto split Mr.Frischmon's lot be
granted. Mrs. Schwankl seconded the motion. Motion declared passed.
Rezone - Robert Wahlberg
Mr. Wahlberg would like to rezone a lot he owns on Lilac to R2 for a duplex.
Mr. Wahlberg presented a petition signed by the adjoining landowners in-
dicating their agreement to the rezoning.
At the time Mr. Vernon Wahlberg divided this lot from his property he asked
for a variance to divide off a lot of less than 24 acres from his farm. The
request went to the Planning and Zoning Board who recommended approval upon
receipt of a Certificate of Survey. The Certificate never was presented and
the Council did not grant the variance. However, a Certificate of Survey
did accompany the rezoning request and final action of the variance can now
take place. Mr. Wahlberg said the new lot has been registered in the County.
Mr. Gourley asked Mr. Mobley if he could see any problems with this request.
He could not.
Mr. Shearen moved to recommend that the rezoning be approved and a public
hearing set. Mrs. Schwankl seconded the motion. Motion declared passed.
Steven Jankus - Extend Street and Install new Cul - de - Sac.
Mr. Mattson excused himself from the consideration of this proposal because
he is an adjoining land owner and feels it could be construed a conflict
of interest.
The Board reveiwed Mr. Jankus request to extend Deer Pass Trail eliminating
the present cul - de - sac and installing another cul de - sac at the
end of the street.
Mr. Jankus presented a survey of the proposed new street and cul - de - sac
and descriptions of the cul - de - sac to be eliminated.
Mr. Gotwald, City Engineer had called the Clerk and told her the proposal
would improve the street and be easier to maintain.
