Page -3- October 20, 1976 <br />Mr. & Mrs. Charles Cape <br />Mr. & Mrs. Cape showed the Board a 2 section map pointing out their property and +heir <br />plans for dividing it. The Board asked if this property was located on a City approved <br />street. Mr. Cape was told that the Clerk will check to see what the status of the <br />street is. <br />Sparkle Wash <br />Sparkle wash has applied for two sign permits and the Board asked to talk to them <br />about the condition of their property before the permits were issued. <br />Mr. Gourley read from the minutes of October 28, 1976 regarding the planting of trees <br />as screening. Mr. Stenberg, of Sparkle Wash, said he had misunderstood the time <br />limit on the tree planting. He said they would be planted. He also said the cars <br />and other vehicles in the area will be cleaned up. Mr. Kelling moved to recommend <br />to the Council that both sign permits, upon receipt of the required fees be approved. <br />Mr. Karth seconded the motion. Motion carried. <br />Mr. Koob <br />Mr. Koob arrived. He is requesting a variance for a 1120' driveway so that he can <br />build a new home at the rear of his property. He said he has about 1,000 feet as <br />frontage on Rondeau Road. Mr. Kelling informed him he would have to maintain this <br />driveway himself. Mr. Koob said he understood this. Mr. Kelling also recommended <br />that the driveway easement be 60' wide in the event that land would be subdivided <br />along side of it and later developed. <br />Mr. Kelling moved to recommend to the Council that a variance be granted for this <br />driveway provided that Mr. Koob would provide a 60' roadway easement. Mr. McLean <br />asked him to bring a complete legal description of the property and a completed app- <br />lication for a variance and the proper fee to the City office before the Council <br />meeting on October 25, 1976. The motion was seconded by Mr. Nadeau. Motion carried. <br />Harold Hanson <br />Mr. Marlin Hanson presented concept plans of a preliminary plat for the Board to <br />inspect. The Board reviewed the plans. Mr. Gourley asked what was the smallest <br />lot and was a lot at least one acre. Mr. Hill asked what the easement was for. <br />Mr. Hanson said it was still in the talking stage. Mr. Gourley asked who will own <br />the nature areas. He was told Mr. Hanson will retain ownership. <br />Mr. Gourley asked the Clerk to send copies of the concept plans to the City Engineer <br />and City Planner and other members of the Planing & Zoning Board not here tonight. <br />Mr. Gourley told the Board to be prepared to act on the engineer and planners sugg- <br />estions. Mr. Hanson said he will have the preliminary plat in the office at least <br />10 days prior to the next meeting. <br />Mr. Hanson presented his request for a variance for one lot,lot A, which is less than <br />21 acres, at the southern most section of the plat. A legal description and proper <br />fee for the variance accompanied the request. Mr. Kelling moved to recommend to <br />the Council that a variance be granted wii-h the request that if at all possible <br />that this lot become part of the plat. Mr. Karth seconded the motion. Motion carried. <br />Mr. Gourley stated that Mr. Hanson should be at the October 25, 1976 Council meeting. <br />
