5 <br /> <br />The original Grading, Drainage & Erosion Control Plan proposed two (2) wet basins (retention <br />ponds) in the rear yard and a basin in the front yard between Lot 5 and Lot 6. Infiltration ponds <br />are not suitable in this area due to high water table. <br /> <br />Per Resolution No. 16-90 approving the preliminary plat: <br /> <br />1. Staff has concerns regarding the function and maintenance of the basin located in the front <br />yard between Lot 5 and Lot 6 and requests the applicant re-analyze the plan. <br /> <br />The revised Grading, Drainage & Erosion Control Plan proposes one (1) infiltration basin and <br />one (1) NURP pond in the rear yards. Swales with drain tile are proposed in the right-of-way <br />along White Pine Road. <br /> <br />The City Engineer has reviewed and provided comments regarding the proposed stormwater <br />management facilities. <br /> <br />Public Utilities <br /> <br />Sanitary Sewer <br /> <br />An existing 12” PVC sanitary sewer main located along White Pine Road directly serves the <br />development. Five (5) sanitary sewer services are stubbed to the property. Revised Sheet C3.1 <br />shows a new sanitary sewer service stubbed to Lot 5 as required. <br /> <br />Watermain <br /> <br />An existing 6” DIP watermain located along White Pine Road directly serves the development. <br />Five (5) water services are stubbed to the property. Revised Sheet C3.1 shows a new watermain <br />service stubbed to Lot 5 as required. <br /> <br />Public Land Dedication and Fees <br /> <br />The City will require cash in lieu of land dedication. Since one (1) house had existed on site, <br />fees will only be collected for 5 new lots. <br /> <br />Park Dedication Fees <br />Total # of Lots = 5 <br />x 2017 Park Dedication Fee $2,575 <br />= Total Due $12,875 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical.
