2 <br /> <br />Existing Site Conditions <br /> <br />The 30 acre site is a vacant rural parcel containing wetlands, short grasses and woodlands. The <br />Hydrology and Soil Summary Sheet indicates peat soils, sandy subsoils and Miami fine sandy <br />loam soil. The soil boring logs indicate presence of lean clay till soils below topsoil extending <br />10 feet below grade. Groundwater was encountered at approximately 17 feet. Trees on the <br />proposed single family lot have been substantially removed from the site. The Rice Creek <br />Chain of Lakes Regional Park Reserve abuts the property to the north.
