Contiguous buildable land is land area occurring within the property lines of a parcel or <br />lot excluding wetlands and/or water bodies. This includes a 10 foot buffer/easement extending <br />outward from the delineated wetland boundary. Lot 1 appears to meet the minimum <br />requirements but this shall be verified. <br /> <br />The property is located within the Shoreland Overlay District of Wards Lake and setbacks from <br />the ordinary high water level (OHWL) apply. This is further discussed below under Shoreland <br />Management Overlay District. <br /> <br />Comments: <br /> <br />1. The lot area (contiguous buildable land) shall be recalculated and correctly shaded to <br />exclude the delineated wetland boundary plus 10 foot buffer/easement. <br />2. Sheet 4, Preliminary Plat shall show building setbacks (front, side and rear) measured to <br />the lot line. <br /> <br />Building Requirements <br /> <br />At the time of building permit, the single family dwelling unit will be reviewed for compliance <br />regarding floor area, garage and design and construction standards. <br />
