Although more detailed information is needed verify consistency, it appears Houle <br />Addition meets the land use goals of low density residential development by creating a 1 lot <br />subdivision on a 4.63 gross acre parcel. <br /> <br />Subdivision Ordinance <br /> <br />The legal description of the subject site is Outlot D, Pheasant Hills Preserve with exceptions. <br />Per Section 1001.098(15), an outlot shall be platted into a lot and block prior to issuance of a <br />building permit; hence, a preliminary and final plat are required. <br /> <br />Per Section 1001.076(2), any subdivision that results in the creation of one or more sewered <br />residential lots shall be platted in full compliance with preliminary plat and final plat <br />requirements and therefore, it is not a minor subdivision. <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for low density residential <br />development and zoning code requirements for R-1X, Single Family Executive as discussed <br />above. <br />
