6 <br /> <br />Blocks and Lots <br /> <br />The proposed preliminary plat creates 1 block with 4 lots. Lot 1, Block 1 will contain the <br />existing home which will remain on site. Lots 2, 3 and 4 will be developed with single family <br />homes. <br /> <br />The lots will be 132 feet in depth. The minimum lot depth in an R-1 Single Family Residential <br />District is 135 feet. When Mar Don Acres was platted, the lots were 294 feet deep. The <br />required 30 foot right-of-way dedication on the north for Arlo Lane reduces the lot depth to 264 <br />feet. Subdividing this in half creates 132 foot deep lots. <br /> <br />Streets and Alleys <br /> <br />Lois Lane and Arlo Lane are minor collector roads and are capable of handling one (1) and two <br />(2) additional single family homes, respectively. <br /> <br />Easements <br /> <br />Standard drainage and utility easements are being dedicated along the front and side interior <br />perimeters of the four lots. <br /> <br />Easements are also being dedicated around the stormwater drainage areas in the rear yards. It is <br />important to note that due to the size of the easement in the rear yards, the allowed buildable <br />area for decks and accessory structures may be reduced. Typical rear yard easements are 10 <br />feet but 15 and 30 foot easements are being proposed to accommodate the storm water <br />management facility. This is comparable to those easements in Hailey Manor and Isabell <br />Estates. <br /> <br />Comments: <br /> <br />1. Drainage and utility easements shall extend a minimum of 10 feet beyond the basin’s <br />100-year storm high water level elevation. <br />a. The applicant shall verify these standards are being met and revise all plans <br />accordingly. <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />An infiltration basin is proposed in the rear yards of the four lots. A drainage and utility <br />easement is provided over the stormwater management facility. The City Engineer letter <br />details comments and required revisions. <br /> <br />Appropriate soil erosion and sediment controls shall be employed during construction of the <br />single family homes. <br /> <br />Utilities <br /> <br />The existing house at 547 Lois Lane is on public watermain and sanitary sewer. The three (3) <br />new lots will also be connected to public water and sanitary which is capable of handling three
