The utility plan indicates a well located on Lot 1. <br /> <br />Comments: <br /> <br />1. The applicant shall confirm if the well on Lot 1 has been properly capped or if it is used <br />for private irrigation purposes. <br /> <br />Public Land Dedication <br /> <br />The City will require payment in lieu of land dedication. Since this is an existing lot with one <br />(1) home, park dedication fees will be required for the three (3) newly created lots. <br /> <br />Park Dedication Fees <br />Total # of Lots = 3 <br />x 2017 Park Dedication Fee $2,575 <br />= Total Due $7,725 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical. The submitted <br />plans identify tree locations, tree protection fencing and two (2) trees proposed for removal. <br />The plans do not provide a count of the total numbers of trees on site and proposed for removal. <br />The plans also do not indicate the basic use area. <br /> <br />Comments: <br /> <br />1. A separate Tree Preservation and Mitigation Plan sheet shall be submitted in accordance <br />with Section 1007.043(17)(j). <br /> <br />Landscaping <br /> <br />One new boulevard tree is required per new lot. Three (3) new boulevard trees are provided <br />which is compliant with the ordinance. No new boulevard tree is required on Lot 1. <br /> <br />Per the Landscape Plan, Sheet L1, the open area is 4,000 s.f. This requires 2 large trees and 6 <br />shrubs to be planted. The Landscape Plan shows 2 trees and 7 shrubs being planted which is <br />compliant with the ordinance. <br /> <br />Comments: <br /> <br />1. The Environmental Coordinator shall coordinate with the developer or builder on the <br />planting of the boulevard trees. <br /> <br />
