The proposed lap residential steel siding on the accessory storage <br />building is allowed through the flexibility of the planned unit development. The base of the <br />building shall be brick to match the main building. <br />Comments: <br /> <br />1. Sheet A2.1 shall include the square footage of each area on the plan sheet. <br />2. Sheet A3.1: <br />a. Exterior material square footage and percent shall be included on plan sheet. <br />b. Height of building and accessory storage building and measurements shall be <br />included on plan sheet. <br />c. Mechanical equipment location and screening details shall be provided. <br />d. The east and west elevations shall be properly labeled. <br />3. Accessory Storage Building: <br />a. The 40 inch wainscot base shall be brick to match the main building. <br />4. A color and material palette for both the principal and accessory storage building shall <br />be provided. <br /> <br />Grading Plan and Stormwater Management <br /> <br />The existing retention pond on the east side of the site was constructed in 2005 with the Pine <br />Glen development. This pond is being expanded to accommodate the new development. A <br />new infiltration pond is also being constructed on the west side of the site. <br /> <br />Comments: <br /> <br />1. Sheet C0 Site, Grading and Drainage Plan: <br />a. Trail easement along Lake Drive shall be shown to provide adequate room for a <br />future trail. <br />b. Plan shall clearly show all parking lot areas, driveways and drive aisles as paved <br />bituminous or concrete surface. <br /> <br />Public Utilities <br /> <br />The existing building at 7932 Lake Drive is on private well and septic system. The utility plan <br />notes services to be abandoned at property line. The new facility will be municipally served by <br />an 8” PVC sanitary sewer and a 12” DIP watermain located along Kelly Street. <br /> <br />Comments: <br /> <br />1. The private well shall be properly sealed unless it is going to be used for irrigation. <br />2. The septic system shall be property abandoned. <br /> <br />Landscaping and Tree Preservation Plan <br /> <br />Canopy cover calculations have been provided indicating 17 large trees are required. The <br />landscape plan shows 16 large trees and 5 medium trees that satisfy the requirements. <br />However, it does not appear the Vehicle Hardscape area includes the drive lanes on the north
