An outdoor patio is shown adjacent to <br />the property line and 5-10 feet from the paved trail. <br /> <br />The commercial building setback is 11 feet from the Hodgson Road property line and 50 <br />feet from the Hodgson Road paved road surface. The setback is 30 feet from the Ash <br />Street property line and 60 feet from the paved road surface. <br /> <br />Architecture <br /> <br />Detailed architectural comments are provided by Landform in Attachment 6. The <br />following is a summary. Overall, the proposed development upholds architectural <br />standards envisioned by the Master Plan and is consistent with zoning ordinance <br />performance standards. <br /> <br />Cottage Homes <br /> <br />The 2 bedroom, single level cottage homes are 18 feet in height. The floor area is 1,400 <br />sf. Exterior materials include a stone/masonry base, glass and composite siding. The <br />21’x 21’ garage is recessed behind the front façade. The 5 front porch shall be a <br />minimum of 6 feet deep (currently shown as 5’ x 24’) and the rear patio shall be a <br />minimum of 10’ x 10’ (currently shown as 6’ x 10’). Detailed building plans shall be <br />provided with PUD Final Plan. <br /> <br />Clubhouse <br /> <br />The 2 level clubhouse is 28 feet at the highest peak of the unique roofline. Exterior <br />materials include stone/masonry, metal siding, glass and composite siding. Glass makes <br />up the highest percentage of materials. <br /> <br />Senior Building Complex <br /> <br />The multi-storied complex has varying heights that tier from the 2-story (23 feet) skilled <br />nursing wing to the 3-story (33 feet) assisted-living wing to the 4-story (43 feet) <br />independent living wing. Decorative parapets accent the rooflines with height varying <br />from 2-4 feet. The signature parapet at the main entrance of the complex is 5 feet. <br />Exterior materials include stone/masonry, metal siding, glass and composite siding. The <br />building has multiple façades, varying exteriors materials, textures and strong vertical <br />and horizontal lines that provide articulation and depth and break up what could be long <br />monotonous walls. <br /> <br />Staff has requested additional information on the composite siding.
