20 <br /> <br />Detailed building plans will be required to verify the floor area of the proposed commercial <br />building; however, the commercial pad as shown is approximately 16,000 sf and 72 parking <br />stalls would be required. There are 76 stalls proposed with 4 of them accessible. Joint <br />parking facilities with shared curb cuts and access drives will be encouraged between the <br />restaurant and commercial building. <br /> <br />In general, parking stall requirements are met for the proposed development. <br /> <br />Tree Preservation Plan <br /> <br />Per the Tree Survey (Sheet 1-2), there are 1,685 significant trees located on the 20 acre <br />site. Sheet L0.1, Tree Preservation Plan identifies the basic use area. Of the 1,685 <br />significant trees, 222 will be preserved and 1,463 will be removed. The majority of the <br />trees being preserved are along the west boundary providing a tree buffer between the <br />Woodridge neighborhood and the development. <br /> <br />The Tree Preservation Plan shall be revised to exclude the stormwater pond and wetland <br />buffer from the basic use area. Trees being removed in the location of the stormwater <br />pond and wetland buffer require a 1:1 mitigation ratio. The Plan Sheet shall provide <br />mitigation calculations to verify compliance. <br /> <br />Sheet L1.0 shall be revised to include the trees being preserved at the west end of the cul <br />de sac. More trees shall also be planted in this area. <br /> <br />Landscaping <br /> <br />Canopy Cover <br /> <br />Canopy Cover standards require the minimum canopy cover to be 40% for all uses. <br />Canopy cover is required for the senior living campus, clubhouse, restaurant and <br />commercial development. The restaurant and commercial development will be reviewed <br />upon submission of detailed plans. <br /> <br />The senior living campus has 42,956 sf of hardcover which requires 17,182 sf of canopy <br />coverage. Plan Sheet L2.1 indicates 17,450 sf of coverage provided; however, the <br />medium trees were incorrectly valued at 500 and not 250. The provided canopy cover is <br />only 14,450 sf which is 2,732 sf short. The plans shall be revised. <br /> <br />The club house has 5,866 sf of hardcover which requires 2,346 sf of canopy coverage. <br />Plan Sheet L2.5 indicates 3,600 sf of coverage provided; however, the total is actually <br />4,100 sf. Also, the Blue Hills Spruce tree at the north end of the driveway does not <br />provide canopy coverage and the species shall be changed. Coverage is met for the <br />clubhouse but the plan sheet shall be corrected. <br /> <br />Foundation Landscaping <br /> <br />Foundation Landscaping standards require 2 large trees and 6 large shrubs per 100 linear <br />feet of the building. The senior living campus has 1,981 linear feet of building façade <br />requiring 40 large trees and 119 large shrubs. The landscape plan proposes 63 large tree
