The trees along Hodgson <br />Road shall be relocated out of the road right-of-way and within 30 feet of the building. <br /> <br />Open Areas Landscape Standards <br /> <br />Open areas include disturbed site areas, such as cul de sac islands, boulevard medians, <br />storm water management areas, common areas in multifamily sites that are not for <br />recreation facilities, and disturbed areas that are not located within the foundation <br />landscape zone, vehicular hardscape area or the building footprint. Open Space <br />landscaping standards require 1 large tree and 3 large shrubs per 2,000 square feet. Open <br />space plantings are required for the main building, stormwater pond, and north and south <br />green spaces. <br /> <br />Per Sheet L2.1 and L2.3, Main Building, there is 45,374 square feet of open space. This <br />would require 23 large trees and 68 large shrubs. The plan proposes 25 large tree <br />equivalents and 87 large shrub equivalents. Open space requirements are met and <br />exceeded. <br /> <br />The Clubhouse, per sheet L2.5, has 11,525 square feet of open space. This would require <br />6 large trees and 17 large shrubs. The plan proposes 16 large tree equivalents and 34 <br />large shrub equivalents. Open space requirements are met and exceeded. <br /> <br />The North East Green Space, found on sheet L2.6, hosts 19,895 square feet. The landscaping plan provides 127 <br />large tree equivalents and 80 large shrub equivalents. Both the Green Space and <br />Community garden meet and exceed the open space requirements. <br /> <br />Per Sheet L27, there is 56,124 square feet of open space in the South West Greenspace. <br />This would require 28 large trees and 84 large shrubs. The plan proposes 36 large tree <br />equivalents and 84 large shrub equivalents. Open space requirements are met and <br />exceeded. It should be noted that on the plan sheet, the total large shrub equivalents in the <br />open space plantings chart states 29 shrubs are provided instead of 84. This should be <br />corrected so the chart reflects the shrubs in the plan set. <br /> <br />In addition to meeting the open space requirements, the developer is including three <br />extensively landscaped courtyard areas around the senior housing building for the <br />enjoyment of the residents. <br /> <br />Buffer and Screen Standards <br /> <br />Buffer and Screen Standards require a 6 foot high screen between a development and any <br />adjacent, less intense, residential land use.
