22 <br /> <br />a wall or fence on the exterior side, or a combination of berm and year round continuous <br />screening. <br /> <br />A 50 foot wide buffer of existing trees along the west lot line abutting Woodridge Estates <br />will be preserved. A screen of lilac bushes will be planted at the northwest corner of the <br />site adjacent to the community gardens. Additional screening/landscaping is required at <br />the west end of the cottage home private road cul de sac and at the south end where the <br />commercial private road comes into the development. The existing line of spruce trees at <br />the southwest corner of the site abutting 275 Ash Street shall be preserved to the greatest <br />extent possible. There is an existing retaining wall east of the tree line. The public road <br />shall be located as to not disturb this tree line. <br /> <br />Along the north property line adjacent to the Rohavic Oaks neighborhood, the cottage <br />homes will be setback a minimum of 30 feet and a year round continuous planting screen, <br />berm and/or fence combination shall be required. The landscape plan indicates tree <br />plantings along this northern boundary adjacent to the cottage homes; however, it does <br />not provide for year round continuous screening. The screening should be a minimum of <br />6 feet high. <br /> <br />A 40 foot wide buffer with a 3 foot berm and landscape plantings is also provided in the <br />cottage home neighborhood adjacent to CSAH 49 (Hodgson Road). The plan shall be <br />revised to include a year round continuous screen on top of the berm. <br /> <br />A 30 inch shrub hedge is proposed between the senior living campus parking lot and <br />public road right-of-way as is required by ordinance. A 3 foot berm is located on the <br />north side of the northeast private cottage home parking area. Coniferous trees shall be <br />planted along the top of the berm. <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are required at the rate of one (1) tree per 70 linear feet of road frontage <br />where property fronts on any public roads for townhome or multiple family homes. There <br />are 20 cottage homes abutting 700 linear feet. This would require 10 boulevard trees. <br />The cottage home private road has 39 boulevard trees which exceed ordinance <br />requirements. There is 1,400 linear feet of public road that abuts the senior living <br />campus and future restaurant and commercial. This would require 20 boulevard trees. <br />There are 34 boulevard trees proposed which exceeds ordinance requirements. The <br />landscape plan shall be revised so trees are not located within the Hodgson Road right-of- <br />way. <br /> <br />Signage <br /> <br />Sheet L2.6, NE Greenspace Plan indicates an entrance monument sign on the north side <br />of the public road. The sign area is landscaped and it outside of the 30 foot vision <br />triangle. Sheet A17, Signage Exterior provides detail of a monument sign. The sign is <br />6’4” high and 25 feet long. Materials include sandblasted concrete and stone. A separate <br />Sign Permit Application is required for all wall signs and monument signs. <br />
