24 <br /> <br />Additionally, City is working with Anoka and Ramsey County Highway Departments to <br />evaluate other improvements that would improve overall intersection operations. <br />Specific improvements will be worked out in a collaborative fashion with the two <br />counties and the City of Shoreview. Staff is hopeful that additional improvements could <br />be completed in conjunction with the Lyngblomsten project. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan and Master Plan. <br /> <br />Blocks and Lots <br /> <br />The preliminary plat consists of 6 existing parcels. These parcels are individually owned <br />by 4 different entities. Lyngblomsten currently has purchase agreements in place with all <br />4 owners. The senior living community and restaurant are located on one existing 17 acre <br />parcel. The future commercial development will be a redevelopment of the remaining 5 <br />parcels (3 acres) which is currently occupied by an insurance business, vacant liquor store <br />and recently demolished 49 Club. If the terms of purchase agreement for the 3 acre <br />commercial parcel are not finalized between the private parties, the preliminary plat <br />could be revised and the final plat presented with just the one 17 acre parcel that contains <br />the senior living campus and restaurant.
