The Lyngblomsten site will also have an 8- inch diameter watermain and service lines throughout the site. Comments: 1. The applicant shall loop an 8 inch diameter watermain between the north and south access along the east side of the site, adjacent to Hodgson. 2. The applicant shall loop the 12-inch diameter trunk watermain from the north access to the Raven’s Hollow development. This section of trunk watermain can be installed by the developer and reimbursed by the City, or the developer can petition the City to complete the improvement. Offsite easements maybe required for this work. 3. Public watermain shall be Ductile Iron Pipe (DIP). 4. Watermain fittings shall be compact AWWA C153 fittings. 5. Hydrant spacing shall be 200-feet (linear) max. The applicant shall provide detail or a figure of current hydrant spacing & coverage. 6. The applicant shall note that services Type K copper pipe from the main to the curb stop. 7. The applicant shall provide a profile views of the proposed watermain in the construction plans. 8. The applicant shall note the water connection location on the southwest end of the site will be adjusted as the City finalizes the construction plans for this project. 9. The watermains shall be extended to the east side of Hodgson Road at both the north and south access roads. 10. The City’s water model has accounted for the proposed land use. However, to verify the water supply the applicant should submit their required fire flow for each structure they’re proposing for model verification. • Sanitary Sewer The project site is currently not served by municipal sanitary sewer. The City of Lino Lakes is working on a trunk sanitary sewer project including a Lift Station and forcemain to serve approximately 60 acres. This service area includes the Lyngblomsten site and an unserviced area east of Hodgson Road. The Lyngblomsten project proposes serving the development with municipal sanitary sewer and services extended to each lot. Comments: 1. Public sanitary sewer shall be PVC pipe, and SDR 35 or SDR 26 depending on depth of pipe. 2. Sanitary sewer services shall be PVC sch. 40 pipe. 3. The applicant shall update the minimum sanitary sewer sizes to 8-inch diameter PVC pipe. Service minimum size is 4-inch diameter. 4. The applicant shall note that sanitary sewer lines and invert elevations will need to be at max depth for future utility extension to the east of Hodgson Road. 5. The applicant shall note the sewer connection location at the lift station will need to be adjust as the City finalizes the construction plans for this project. 6. The sewer shall be extended to the east side of Hodgson Road at both the north and south access points. 7. The applicant shall provide profile views of the proposed sanitary sewer in the construction plans. 8. The applicant shall note that service pipe slopes shall be 2.0% minimum. • Transportation The existing site includes a single family home on the center large parcel and two commercial buildings on the south end of the project. There was also a restaurant on the corner of Hodgson Road and CR J that has been removed.
