The award-winning organization has been recognized for its innovation in <br />person-centered care, technology, engagement of volunteers, and community services for <br />those with memory loss. <br /> <br />Lyngblomsten’s first building opened in 1912 on the same property from where we serve <br />today at Midway Parkway and Pascal Street in Saint Paul (referred to as our Como Park <br />campus), 12 miles from the proposed Lino Lakes campus. Today, our Como Park <br />campus includes a 225-bed skilled nursing facility, two senior housing buildings with 165 <br />units, and the offices of our Community Services department, which provides resources, <br />opportunities, and services to hundreds of older adults living in their own homes in the <br />east metro area. Many community partners, including about 50 churches, are engaged to <br />help deliver on our mission of providing a ministry of compassionate care and innovative <br />services for older adults in order to preserve and enhance their quality of life. <br />As they look to the future, Lyngblomsten’s goal is to develop a second continuum-of-care <br />campus that will become a vital part of the Lino Lakes community. The proposed Lino <br />Lakes development will be owned and managed by Lyngblomsten for generations to <br />come. The pursuit of a second campus is part of the five-year Strategic Priorities <br />approved by the Lyngblomsten Board of Directors in late 2014. In 2018, the <br />Lyngblomsten Board voted to enter into a Purchase Agreement to purchase property and <br />develop a campus for older adults in Lino Lakes. <br /> <br />General Site Plan Overview <br /> <br />Lyngblomsten is proposing a 3 phased approach to redevelopment of 6 parcels totaling <br />20 acres located in the northwest quadrant of CSAH49 (Hodgson Road) and CR J (Ash <br />Street). <br /> <br />• Phase 1 is the senior living community consisting of the following housing <br />options: <br /> <br />• Cottage Homes = 20 units <br />• Senior Living Campus <br />o Independent Living = 100 units <br />o Assisted-living = 50 units <br />o Skilled Nursing Facility = 48 units <br />o TOTAL UNITS = 218 total units <br /> <br />The market rate cottage homes are 1,400 sf single level cottages with 2 bedrooms and an <br />attached 21’ x 21’ garage. <br /> <br />The senior living community independent and assisted-living units are market-rate and <br />mid-range in price with a variety of 1- and 2-bedroom units and heated underground <br />parking. The community also includes complementary campus amenities such as a Life <br />Enrichment Center (2nd Half Lyngblomsten), main floor town center with bistro style or <br />fine dining, a pub, cinema, chapel, fitness center and gift shop. The development also <br />includes a community garden and 4,600 sf club house with game room, kitchen and <br />lounge. <br />
