J. General Industrial Districts: In the General Industrial Districts <br />all signs must comply with the following: <br />1. Area Identification: <br />a) Pylon sign up to 400 square feet per side of sign area. <br />b) Not to exceed building height limit of zone. <br />c) Minimum of 20 foot setback from property line. <br />2. Business Identification: <br />a) Sign area of all business signs on a site equals three <br />square feet per lineal foot of lot frontage, or 300 <br />square feet, or twenty-five percent of the wall area on <br />which the sign is placed, whichever is greater. <br />b) Minimum 20 foot setback from property line. <br />3. Advertising Signs: <br />a) Observe minimum building setback line or 20 foot setback, <br />whichever is greater. <br />b) Not to exceed building height limit of the zone. <br />c) Must comply with the General Regulations. <br />SECTION 4. GENERAL REGULATIONS APPLICABLE TO ALL DISTRICTS <br />A. Advertising Signs: <br />1. Shall be allowed as a permitted use only in neighborhood <br />commercial, regional shopping center, regional service, <br />commercial highway service and general industrial districts <br />according to the requirements set forth in those districts. <br />2. Shall be allowed in agricultural and industrial park districts <br />or any district that is being used as a holding zone for <br />future development, as a special use, if they meet the <br />following conditions: <br />a) Must not be within 500 feet of an existing residential <br />structure on the same side of the street unless separated <br />by a natural barrier. <br />b) Must not be closer than 500 feet to another advertising <br />structure on the same side of the street separated by a <br />natural barrier or non-residential structure. <br />3. Shall only be fabricated of and erected on steel and built to <br />a minimum of 30 pounds per square foot windload factor. <br />4. Shall not be longer than 60 feet nor contain more than two <br />signs per facing. <br />5. Structures shall be limited to not more than one for a lot of <br />200 foot frontage and only one per each additional 200 feet of <br />additional lot frontage, and in no case will such signs be <br />closer than 200 feet to any other advertising sign structure <br />on the same side of the street. <br />
