of the space may be rented for the private vehicles of persons not <br /> resident on the premises, except that all the space in a garage of <br /> one or two car capacity may be so rented. Such garage shall not be <br /> used for more than one commercial vehicle. The gross weight of <br /> such commercial vehicle shall not exceed 7,000 pounds gross weight. <br /> 4.06 REQUIRED YARDS AND OPEN SPACE <br /> (A) No yard or other open space shall be reduced in area or dimension <br /> so as to make such yard or other open space less than the minimum <br /> required by this Ordinance, and if the existing yard or other open <br /> space as existing is less than the minimum required, it shall not <br /> be further reduced. <br /> (B) No required yard or other open space allocated to a building or <br /> dwelling group shall be used to satisfy minimum lot area require- <br /> ments for any other building. <br /> 4.07 PERMITTED ENCROACHMENTS <br /> The following shall not be considered as encroachments on setbacks and <br /> height requirements subject to other conditions hereinafter provided: <br /> (A) In any yards: Posts, off-street open parking spaces, flues, belt <br /> course, leaders, sills, pilasters, lintels, cornices, eaves, gutters, <br /> awnings, open terraces, service station pump islands, open canopies , <br /> steps, chimneys, flag <br /> p y g poles, ornamental features, open fire escapes, <br /> sidewalks, and fences, except as hereinafter amended. <br /> (B) In side and rear yards: Fences 30 per cent open, walls and hedges <br /> six feet in height or less, bays not to exceed a depth of three (3) <br /> feet or contain an area of more than thirty (30) square feet, fire <br /> escapes not to exceed a width of three (3) feet; balconies eight (8) <br /> feet above grade may extend into the yards to within five (5) feet <br /> of a lot line provided said balconies do not extend over driveways. <br /> Breezeways, detached outdoor picnic shelters, open arbors, trellises <br /> and detached outdoor living rooms may extend to within five (5) <br /> feet of a side or rear lot line except that no such structures shall <br /> exceed five hundred (500) square feet. Covered porches may extend <br /> twenty (20) feet into the rear yard but not closer than ten (10) <br /> feet from the rear lot line. <br /> (C) On a corner lot, nothing shall be placed or allowed to grow in such <br /> a manner as materially to impede vision between a height of two and <br /> one-half feet and ten feet above the centerline grades of the inter- <br /> secting right-of-way lines. <br /> (D) In no event shall off-street parking space, structures of any type, <br /> buildings, or other features cover more than 75% of the lot area <br /> resulting in less than 25% landscaped area in Residential Districts. <br /> (E) In rear yards: Recreational and Laundry drying equipment, picnic <br /> tables, detached outdoor living rooms, and outdoor eating facilities, <br /> provided these are not less than five (5) feet from any lot line. <br /> -8- <br />
