plan for such subdivision shall be reviewed by the Planning Commission <br /> which shall submit a report to the Village Council. <br /> 4.11 DWELLING UNITS PROHIBITED <br /> No cellar, garage, tent, travel trailer, basement with unfinished struc- <br /> ture above, or accessory building shall at any time be used as a dwelling <br /> unit. Mobile homes shall be located in a mobile home park approved by <br /> the Village, the State of Minnesota, and in accordance with Section 6 <br /> (R-6) . <br /> 4.12 RELOCATED STRUCTURES <br /> Before any house or other structure is moved onto a vacant lot, the <br /> Planning Commission shall report to theVillage Council whether the <br /> structure will be compatible with other development in the area, and <br /> conform to all Village codes and ordinances. If the Village Council <br /> concurs with the decision of the Planning Commission that a structure <br /> would depreciate the area into which it is to be moved, it may withhold <br /> issuance of a permit for such relocation. <br /> The applicant shall submit photographs taken from two or more angles <br /> of the structure to be moved and photos of the lot on which the struc- <br /> ture is to be located together with adjacent lots and structures . These <br /> requirements do not apply to construction sheds or other temporary <br /> structures to be located on a lot for 18 months or less. <br /> 4.13 FRONT SETBACKS <br /> In a R-1, R-2, R-3 or greater district where adjoining principal build- <br /> ings existing at the time of adoption of this ordinance have a lesser set- <br /> back from that required, the required front yard of a new structure <br /> shall not be less than the average front yard of the buildings on each <br /> side lot for 400 feet and in no case shall be less than twenty (20) feet. <br /> 4.14 SIDE AND REAR SETBACKS <br /> In the R-3 or greater, all "B" Districts and all "I" Districts, the side <br /> and rear setback requirements may be excluded provided party walls are <br /> used; party wall being defined as a wall which divides two adjoining <br /> properties and in which each of the owners of the adjoining properties <br /> has rights of enjoyment. Such exclusionrom side and rear setbacks <br /> shall be permitted only after issuance of a special use permit. <br /> 4.15 SETBACKS ADJACENT TO RESIDENTIAL AREAS <br /> Where a business district is adjacent to a residential district, the mini- <br /> mum building setback from the lot line shall be thirty-five (35) feet. <br /> In the case of industrial districts, such minimum setback shall be <br /> seventy-five (75) feet. <br /> -10- <br />
