3. Any other use enumerated or specified in Special Use Permits. <br /> Certification of Plans Required in all Multiple-Family Districts. <br /> (A) All buildings and site plans shall be designed and certified by a <br /> registered architect or engineer. The site plans may be prepared <br /> by a professional site planner but a registered architect must <br /> verify that he has personally reviewed the site and designed the <br /> proposed buildings in accordance with the site plans, the terrain <br /> and neighboring conditions, and in accordance with the Building <br /> Code, as adopted and amended by the Village of Lino Lakes . <br /> (B) All structural, electrical and mechanical systems shall be de- <br /> signed and certified by a registered engineer. <br /> (C) The plans and specifications submitted to the Village Council <br /> shall conform to the plans and specifications that were submitted <br /> to the Village Planning Commission. Any variations from said plans <br /> and specifications shall require prior approval of the Planning <br /> Commission. A set of plans (stamped approved) shall be retained <br /> by the Owner and Village for conformity to the approved submission. <br /> (D) Any additional information which may be requested by the Village <br /> Council or Planning Commission due to conditions peculiar to any <br /> particular site. <br /> Credits and Exceptions to Density Requirements-All Multiple-Family <br /> structures are subject to density standards of land area per dwelling <br /> unit as set forth in sections of this code relating to specific sizes and <br /> types of such multiple dwelling structures. The following credits to <br /> such density standards elsewhere set forth shall be allowed as follows: <br /> (A) Underground Parking-The total required minimum land area for <br /> any specific type or size of multiple dwelling may be decreased <br /> by 300 square feet per dwelling unit for each parking space that <br /> is provided under the principal use structure, or in some other <br /> manner underground, which will thereby permit use of the grade <br /> level outside the building, or above such underground space, for <br /> other building, parking, open yard or recreation space. <br /> (B) Open Space-The total minimum land area for any specific size or <br /> type of multiple dwelling may be decreased by 100 square feet <br /> where 35% of the entire site area is reserved in one area for <br /> recreation space including swimming pool, tennis court, hard <br /> surface or other play area, or for open land, water or ponding <br /> areas subject to approval by the Village Council after considera- <br /> tion by the Planning Commission. <br /> (C) Landscaping-The total minimum land area requirement for any spec- <br /> ific size or type of multiple dwelling structure may be decreased <br /> by 100 square feet per dwelling unit where one (1) percent of the <br /> dwelling unit construction cost (not including land cost) is al- <br /> located to the planting of trees. This does not apply to sodding <br /> or seeding of green areas. <br /> -24- <br />
