(B) Hotel, Motel, Tourist, Rooming or Boarding House. <br /> (C) Apartment for one family in combination with business use. <br /> (D) :Financial Institution. <br /> (E) Funeral Chapel or Mortuary with Caretaker Apartment. <br /> (F) Churches. <br /> (G) Music, Dance or Business School. <br /> (H) Veterinary Clinic or Offices (Not Kennels) . <br /> (I) P.U.D.-Planned Unit Developments. <br /> 6.15 SHOPPING CENTER (SC) DISTRICT <br /> This zoning classification is reserved for modern retail shopping facilities <br /> of integrated design in appropriate locations. Normally this zoning class- <br /> ification will not be given to specific undeveloped land parcels; rather, <br /> the general location of potential shopping center sites will be indicated <br /> on the ,Canprehensve Plan and an "SC" symbol on the Zoning District Map. <br /> This will allow potential developers greater freedom in site selection and <br /> reduce the possibility of under or over zoning for commercial development. <br /> Potential shopping center sites should be zoned after there is actual need <br /> shown and construction of the center can be expected within two years <br /> following such zoning. <br /> Any new structures in a Shopping Center District must be shown to fit into <br /> an overall plan for the shopping center. Before any new area is zoned into <br /> Shopping Centers the following conditions must be met: <br /> (A) The area will be located adjacent to a thoroughfare or collector <br /> street as shown on the comprehensive plan or as indicated as a <br /> potential shopping center site on such Plan. <br /> (B) Submission of a plot plan showing structures, parking, driveways, <br /> landscaping, and screening in accordance with Section 5.03 (Ordinance 21-C) - <br /> (C) The area zones shall have at least three (3) acres, although there is <br /> no minimum lot size for individual business located within a Shopping <br /> Center, and at least ten (10) percent of the land area shall be green <br /> grass, open land or landscaped. <br /> Any area noted on the Zoning District Map as "SC" with no definite boundary <br /> shall be administered as follows: <br /> (A) Any landowner within 500 feet may apply for "SC" zoning. <br /> (B) The land area shall consist of at least three (3) contiguous acres <br /> and be located in accordance with the Comprehensive Plan. <br /> (C) Only one corner of any major road intersection may be zoned for <br /> retail business. <br /> (D) The area covered by any structure or structures shall not exceed <br /> -37- <br />
