(18) Boarding Stable, Commercial - The business of boarding horses <br />for fee for persons not residing on the premises and may include <br />instruction, exhibition and sale of horses. <br />(19) Buildable Land - Land area occurring within the property lines of <br />a parcel or lot excluding drainageways, wetlands, water bodies, <br />parklands, easements, road rights -of -way, and slopes in excess of <br />18 percent. <br />(20) Building - Any structure having a roof supported by columns or <br />walls and intended for the shelter, housing or enclosure of any <br />individual, animal, process, equipment, goods or materials of any <br />kind or nature. <br />(21) Building Coverage - The horizontal area measured within the <br />outside of the exterior walls of the ground floor of all principal <br />and accessory buildings on a lot. <br />(22) Building Height - The vertical distance of a building measured <br />from the average elevation of the finished grade within twenty <br />feet of the structure to the highest point of the roof. <br />(23) Building, Principal - A building in which is conducted the <br />principal use of the lot on which it is located. <br />(24) Commercial Agriculture - The use of land for the growing and/or <br />production of field crops, livestock, and livestock products for <br />the production of income including but not limited to the <br />following: <br />(A) Field crops, including: barley, soy beans, corn, hay, oats, <br />potatoes, rye, sorghum, and sunflowers. <br />(B) Livestock, including: dairy and beef cattle, goats, horses, <br />sheep, hogs, poultry, game birds and other animals including <br />dogs, ponies, deer, rabbits and mink. <br />(C) Livestock products, including: milk, butter, cheese, eggs, <br />meat, fur and honey. <br />(25) Commercial Use - Activity carried out for monetary gain. <br />(26) Community Association - A homeowners association organized to <br />own, maintain, and operate common facilities and to enhance <br />and protect their common interests. <br />(27) Conditional Use - A land use or development that may not be <br />appropriate generally within a certain district but may be <br />allowed in that district with appropriate restrictions, conditions <br />or limitations as imposed by the City Council. <br />(28) Conditional Use Permit - A permit issued by the City Council in <br />accordance with the procedures specified within this Ordinance <br />as a device to enable the City Council to assign conditions to a <br />
