proposed use or development after consideration of the adjacent <br />land uses and the special characteristics which the proposed use <br />presents. <br />(29) Condominium - A building, or group of buildings, in which units <br />are owned individually, and the structure, common areas and <br />facilities are owned by all the owners on a proportional, <br />undivided basis. <br />(30) Condominium Association - The community association which <br />administers and maintains the common property and common <br />elements of a condominium. <br />(31) Construction - To construct, to build, devise, or put together <br />systematically. (Source: Websters New World Dictionary of the <br />American Language) <br />(32) Critical Area - An area with one or more of the following <br />characteristics: (1) slopes in excess of twenty percent; (2) <br />floodplain; (3) soils classified as having a high water table; (4) <br />soils classified as highly erodible, subject to erosion; (5) land <br />incapable of meeting percolation requirements; (6) land formerly <br />used for landfill operations or hazardous industrial use; (7) fault <br />areas; (8) stream corridors; (9) estuaries; (10) mature stands of <br />native vegetation; (11) aquifer recharge and discharge areas. <br />(33) Density - The number of families, individuals, dwelling units, or <br />housing structures per unit of land. In this Ordinance, it shall <br />mean number of dwelling units per acre of buildable land. <br />(34) Detached Domesticated Farm Animal Building. A one-story <br />accessory building used or intended for the shelter of domestic <br />farm animals and/or related feed or other farm animal <br />supportive materials. Said building shall require a Minnesota <br />Pollution Control Agency Feedlot Permit, and shall not exceed <br />one thousand (1,000) square feet in gross area on a parcel of <br />between two and one-half (2-1/2) and ten (10) acres. <br />(35) Detached Garage. A one-story accessory building used or <br />intended for the storage of motor driven passenger vehicles with <br />a maximum gross area of seven hundred sixty (760) square feet. <br />Access doors or other openings shall not exceed ten (10) feet in <br />height. <br />(36) Detached Outdoor Living Area - A flat surfaced seasonal outdoor <br />room intended for casual human use which may be screened but <br />may not have permanent structural walls or be covered by a <br />permanent roof. <br />(37) Detached Rural Storage Building. A one-story accessory building <br />used or intended for the storage of hobby tools, garden equip- <br />ment, workshop equipment, boats, snowmobiles, etc. The gross <br />area of said building shall not exceed one thousand (1,000) square <br />feet in gross area on a parcel between two and one-half (2-1/2) <br />
