(82) Lot Area - The total area within the lot lines of a lot, excluding <br />any street rights -of -way, except for lots five (5) acres in size or <br />greater which may include up to ten (10) percent of their <br />minimum lot area in street rights -of -way. <br />(83) Lot Depth - The mean horizontal distance between the front and <br />rear lines of a lot. <br />(84) Lot of Record - A lot which exists as shown or described on a <br />plat or deed in the records of the local registry of deeds. <br />(85) Lot Width The horizontal distance between the side lot lines of <br />a lot measured at the building setback line and parallel to the <br />front lot line. <br />(86) Manufactured Home - A manufactured home means a structure, <br />transportable in one or more sections, which in the traveling <br />mode is eight body feet or more in width, or forty body feet or <br />more in length, or, when erected on site, is 320 or more square <br />feet, and which is built on a permanent chassis and designed to <br />be used as a dwelling with or without permanent foundation when <br />connected to the required utilities, and includes the plumbing, <br />heating, air conditioning, and electrical systems contained <br />therein; except that the term includes any structure which meets <br />all the requirements and with respect to which the manufacturer <br />voluntarily files a certificate required by the Secretary of the <br />United States Department of Housing and Urban Development <br />and complies with the standards established under Minnesota <br />Statute 327 including the Manufactured Home Building Code <br />adopted therein. <br />(87) Manufactured Home Subdivision - A subdivision designed and/or <br />intended for the sale of lots for residential occupancy by <br />manufactured homes. <br />(88) Manufactured Home Park - Any site, lot, field or tract of land <br />upon which two or more occupied manufactured homes are <br />located, either free of charge or for compensation, and includes <br />any buildings or structures used or intended for use as part of the <br />equipment of the manufactured home park. <br />(89) Manufactured Home Lot - A plot of land for placement of a <br />single manufactured home within a manufactured home park. <br />(90) Motel - An establishment providing transient accommodations <br />containing six or more rooms with at least 25% of all rooms <br />having direct access to the outside without the necessity of <br />passing through the main lobby of the building. <br />(91) Motor Fuel Station - Any building, land area or other premises, <br />or portion thereof, used or intended to be used for the retail <br />dispensing or sales of vehicular fuels; and including as an <br />atroesssitOp, the sale of lubricants, <br />batteries and similar accessories. <br />
