(118) School - Any building or part thereof which is designed, con- <br />structed or used for educational or instruction in any branch of <br />knowledge. <br />(119) School, Parochial - A school supported and controlled by a <br />church or religious organization. <br />(120) School, Private - Any building or group of buildings the use of <br />which meets state requirements for primary, secondary, or <br />higher education and which use does not secure the major part of <br />its funding of any governmental agency. <br />(121) Setback - The distance between the property line and the nearest <br />line of a building foundation. <br />(122) Setback Line - That line that is the required minimum distance <br />from the street right-of-way line or any other lot line that <br />establishes the area within which the principal structure must be <br />erected or placed. <br />(123) Sign - Any object, device, display or structure, or part thereof, <br />situated outdoors or indoors, which is used to advertise, identify, <br />display, direct or attract attention to an object, person, institu- <br />tion, organization, business, product, service, event or location <br />by any means, including words, letters, figures, design, symbols, <br />fixtures, colors, illumination or projected images. <br />(124) Sign Area - The entire face of a sign including the advertising <br />surface and any framing, trim or molding, but not including the <br />supporting structure. <br />(125) Site Plan - The development plan for one or more lots on which <br />is shown the existing and proposed conditions of the lot <br />including: topography, vegetation, drainage, floodplains, <br />marshes and waterways; open spaces, walkways, means of ingress <br />and egress, utility services, landscaping, structures and signs, <br />lighting, and screening devices; any other information that <br />reasonably may be required in order that an informed decision <br />can be made by the approving authority. <br />(126) Soil Conservation Plan - A description of the soils of the site and <br />information on soil suitability. Also included shall be any <br />remedial steps taken by the developer to render the soils suitable <br />and any erosion and sedimentation controls indicating type and <br />location of control measures. The plan should provide for the <br />protection of soils during the construction process and/or the <br />long-term occupancy of the site. <br />(127) Specialty Shop - A retail store specializing in a specific type or <br />class of merchandise, such as children's clothes, gourmet foods <br />or cookware, antiques, etc. <br />(128) Storage or Tool Shed. A one-story accessory building of less <br />than one hundred twenty (120) square feet gross area with a <br />maximum roof height of ten (10) feet. <br />
