(iii) Areas of treecover and marsh or other low areas, both <br />within the proposed conveyance and within three <br />hundred (300) feet of any proposed conveyance. Aerial <br />photographs may be submitted in satisfaction of this <br />requirement, provided that they sufficiently show the <br />above information. <br />(iv) The location of any utility easements, roadways, or <br />drainage ditches on or abutting any portion of the <br />proposed conveyance. <br />(v) Indication of how the parcel can be resubdivided into <br />urban sized lots (75-foot width and approximately <br />quarter -acre lots). <br />(vi) Indication as to where proposed buildings will be <br />located so as to allow for the future resubdivision. <br />(vii) Indication of areas of suitable soils adequate for <br />homesite, on -site sewage dispoal systems, and at least <br />one back-up drainfield. <br />(C) A brief statement by the owner of the residue of the parcel <br />of record from which the conveyance is sought, describing <br />the expected use of said residue, to the best of said owner's <br />knowledge, for a period of five years from the date of <br />application. If the owner has no opinion, "no opinion" shall <br />be an acceptable response. <br />(2) The completed application, together with any exhibits, shall be <br />submitted to the Planning Commission for review. In this review, <br />the Planning Commission shall have authority to require the <br />submission of additional data, including, but not limited to, the <br />following: <br />(A) At the applicant's expense, a registered land survey of the <br />proposed conveyance. <br />(B) At the applicant's expense, a topographic map at contour <br />intervals deemed appropriate by the Planning Commission, <br />prepared by a registered land surveyor or professional <br />engineer. <br />(C) At the applicant's expense, a recommendation of the City <br />Engineer relative to the probable impact of the proposed <br />conveyance on local drainage patterns. <br />No public hearing shall be required, but the Planning Commission <br />may, through correspondence, request input from nearby property <br />owners, and may, at the city's expense, conduct informal public <br />meetings for the purpose of obtaining additional citizen input. <br />Following its review, the Planning Commission shall make its <br />recommendation to the City Council which recommendation shall <br />
