(D) The types and density of land use proposed for the site shall <br />be suited to the site conditions and shall adequately correct <br />problems due to soil limitations, including but not limited to <br />bearing strength, shrink -swell potential, slope stability, high <br />groundwater or wetness. <br />(E) The proposed use shall be sited, designed, oriented, and <br />landscaped to produce a harmonious relationship of building <br />and grounds to surrounding buildings and properties and the <br />total neighborhood environment. <br />(F) The proposed use shall show sufficient landscaping to screen <br />undesirable features and to enhance the appearance of the <br />development. <br />(G) Building Design. <br />(i) The exterior architectural design, appearance, or <br />functional plan of such proposed structure, will not be <br />so at variance with, or so similar to the exterior <br />architectural design of any structure or structures <br />already constructed or in the course of construction in <br />the area, or so at variance with the character of the <br />applicable district as established by the zoning code of <br />the city as to cause a substantial depreciation in the <br />property values of the neighborhood. <br />(ii) Usable Materials. No building shall have a front, side, <br />or rear abutting a public street which contains <br />exterior facing materials which rapidly deteriorate, or <br />which for any reason are, or quickly become, <br />unsightly. The following are examples of such <br />materials: concrete masonry units, common clay <br />brick, concrete brick, unfinished structural clay tile, <br />sheet metal, other corrugated or plain, and exposed <br />unfinished concrete. Such materials, however, may be <br />used in a special arrangement or combination with <br />other materials of a permanent nature with good <br />architectural design and appeal. <br />(H) The proposed use shall preserve the objectives of this <br />Ordinance and shall be consistent with policy and plan <br />recommendations of the Comprehensive Plan. <br />(5) Performance Standards. All uses shall comply with the require- <br />ments of this section. In order to determine whether a proposed <br />use will conform to the requirements of this Ordinance, the <br />Planning Commission may obtain a qualified consultant to testify, <br />whose cost for services shall be borne by the applicant. <br />(A) Fire Protection. Fire prevention and fighting equipment <br />acceptable to the Board of Fire Underwriters and City <br />Council shall be readily available when any activity <br />involving the handling or storage of flammable or explosive <br />materials is carried on. <br />41 <br />
