Subd. 7. "R-3" Medium Density Residential District. <br />(1) Purpose. The purpose of the R-3 Medium Density Residential <br />District is to provide settings for multiple -family structures up to <br />eight dwelling units per building in areas having good thoroughfare <br />access, are properly located to other uses and are accessible to <br />major activity centers, recreation areas and shopping areas. <br />(2) Lot and Yard Requirements. <br />(A) Minimum district size: The minimum land area for any R-3 <br />district shall be at least one (1) acre in size. <br />(B) Minimum lot size: 10,000 square feet <br />(C) Minimum lot width: 125 feet <br />(D) Setbacks: <br />(i) Front yard: 30 feet <br />(ii) Rear yard (principal structure): 30 feet <br />(iii) Rear yard (accessory building or parking lot): 5 feet <br />(iv) Side yard (interior lot line): 30 feet <br />(v) Side yard (interior lot line - accessory building or <br />parking lot): 5 feet <br />(vi) Side yard (corner lot - all structures): 30 feet <br />(3) Maximum Density. The maximum number of dwelling units <br />allowed per acre of buildable land shall be: 8 units/buildable acre. <br />(4) Structure Land Coverage. The area covered by any structures <br />shall not exceed 35 percent of the total land area. <br />(5) Green Area. At least 35 percent of the site shall be retained for <br />and devoted to green grass, open space or landscaped area. <br />(6) Height Regulation. No multiple -family dwelling in the R-3 <br />district shall exceed the height of thirty-six (36) feet from grade <br />level measured from front or side of such building. <br />(7) Two or More Multiple -Family Dwelling Structures on One Site. <br />Where two or more multiple -family dwelling structures are to be <br />erected on a single site, the following requirements shall apply. <br />No building shall be closer than twenty (20) feet to the other <br />building. <br />(8) Floor Area.
