The density and minimum lot size <br />standards established above may be reduced where a development <br />offers some extraordinary site or design improvements. The <br />following summarizes credits to density and lot size requirements <br />which will be allowed. <br />(A) Underground Parking. The total required minimum land <br />area for any specific type or size of multiple dwelling may <br />be decreased by three hundred (300) square feet per dwelling <br />unit for each parking space that is provided under the <br />principal use structure, or in some other manner under- <br />ground, which will thereby permit use of the grade level <br />outside the building, or above such underground space, for <br />other building, parking, open yard or recreation space. <br />(B) Open Space. The total minimum land area for any specific <br />size or type of multiple dwelling may be decreased by one <br />hundred (100) square feet where thirty-five percent (35%) of <br />the entire site area is reserved in one area for recreation <br />space including swimming pool, tennis court, hard surface or <br />other play area, or for open land, usable for active recrea- <br />tion. <br />(C) Landscaping. The total minimum land area requirement for <br />any specific size or type of multiple dwelling structure may <br />be decreased by one hundred (100) square feet per dwelling <br />where one (1) percent of the dwelling unit construction cost <br />(not including land cost) is allocated to the planting of trees. <br />This does not apply to sodding or seeding of green areas. <br />(10) Exterior Wall Construction. All multiple -family units shall be <br />designed and constructed to have the equivalent of a front on <br />each exterior surface. <br />(11) Disposal of Refuse and Garbage. All refuse, rubbish and garbage <br />containers shall be placed at the rear of the premises. In no event <br />shall such containers be placed next to the street or curb, nor <br />shall they be placed so as to interfere with use of adjoining <br />property or cause a nuisance or annoyance to adjoining property <br />occupants. Such containers shall be covered and contained so as <br />to be inaccessible to insects, vermin or animals, and shall be <br />screened so as not to be visible from eye -level height. <br />63 <br />
