2 <br /> <br />• Architectural Plans Sheets A1-A17 prepared by Wold Architects and Engineers dated <br />March 11, 2019 <br />• Storm Water Management Report, prepared by Anderson-Johnson Associates dated <br />March 11, 2019 <br /> <br />BACKGROUND <br /> <br />Lyngblomsten History <br /> <br />Incorporated in 1906, Lyngblomsten is a Christian nonprofit social ministry organization <br />serving older adults and their families through healthcare, housing, and community-based <br />services. The award-winning organization has been recognized for its innovation in person- <br />centered care, technology, engagement of volunteers, and community services for those with <br />memory loss. <br /> <br />Lyngblomsten’s first building opened in 1912 on the same property from where they serve <br />today at Midway Parkway and Pascal Street in Saint Paul (referred to as our Como Park <br />campus), 12 miles from the proposed Lino Lakes campus. Today, their Como Park campus <br />includes a 225-bed skilled nursing facility, two senior housing buildings with 165 units, and the <br />offices of their Community Services department, which provides resources, opportunities, and <br />services to hundreds of older adults living in their own homes in the east metro area. Many <br />community partners, including about 50 churches, are engaged to help deliver on their mission <br />of providing a ministry of compassionate care and innovative services for older adults in order <br />to preserve and enhance their quality of life. <br /> <br />As they look to the future, Lyngblomsten’s goal is to develop a second continuum-of-care <br />campus that will become a vital part of the Lino Lakes community. The proposed Lino Lakes <br />development will be owned and managed by Lyngblomsten for generations to come. The <br />pursuit of a second campus is part of the five-year Strategic Priorities approved by the <br />Lyngblomsten Board of Directors in late 2014. In 2018, the Lyngblomsten Board voted to <br />enter into a Purchase Agreement to purchase property and develop a campus for older adults in <br />Lino Lakes. <br /> <br />General Site Plan Overview <br /> <br />Lyngblomsten is proposing a 3 phased approach to redevelopment of 6 parcels totaling 20 acres <br />located in the northwest quadrant of CSAH49 (Hodgson Road) and CR J (Ash Street). <br /> <br />• Phase 1 is the senior living community consisting of the following housing options: <br /> <br />• Cottage Homes = 20 units <br />• Senior Living Campus <br />o Independent Living = 100 units <br />o Assisted-living = 50 units <br />o Skilled Nursing Facility = 48 units <br />o TOTAL UNITS = 218 total units <br />
