3 <br /> <br />The market rate cottage homes are 1,400 sf single level cottages with 2 bedrooms and an <br />attached 21’ x 21’ garage. <br /> <br />The senior living community independent and assisted-living units are market-rate and mid- <br />range in price with a variety of 1- and 2-bedroom units and heated underground parking. The <br />community also includes complementary campus amenities such as a Life Enrichment Center <br />(2nd Half Lyngblomsten), main floor town center with bistro style or fine dining, a pub, cinema, <br />chapel, fitness center and gift shop. The development also includes a 4,600 sf club house with <br />game room, kitchen and lounge. <br /> <br />• Phase 2 is a stand-alone 6,000 sf restaurant with outdoor patio <br />• Phase 3 is future commercial development <br /> <br />The senior living community and restaurant are located on one existing 17 acre parcel. The <br />future commercial development will be a redevelopment of the remaining 5 parcels (3 acres) <br />which is currently occupied by an insurance business, vacant liquor store and recently <br />demolished 49 Club. <br /> <br />The development is accessed from CSAH 49 (Hodgson Road) and CR J (Ash Street) via an <br />internal public road and two private roads. <br /> <br />Existing Site Conditions <br /> <br />The main 17 acre site (Phase 1 and 2) has a single family house and several accessory buildings <br />on it. These will be removed during construction. A rural residential development abuts the <br />parcel to the north (Rohavic Oaks) and a single family residential development abuts on the <br />west (Woodridge Estates). A variety of commercial uses exists to the east and south. CSAH 49 <br />(Hodgson Road) is the east boundary and CR J is the south boundary. The MLCCS shows that <br />land cover is a mix of forest, cultivated, and herbaceous groundcover. A 0.88 acres wetland is <br />in the northwest corner of the site. Aerial photos show that a large portion of the site is covered <br />by trees. A three-phase overhead power line runs along the eastern boundary of the property <br />line within the right-of-way. <br /> <br />The remaining 5 parcels (Phase 3) are approximately 3 acres and abut the CSAH 49 (Hodgson <br />Road) and CR J (Ash Street) intersection. Two commercial buildings exist (liquor store and <br />insurance building). The old 49 Club restaurant was demolished in October 2016 and is <br />currently vacant land. <br /> <br />Zoning, Land Use and Density <br /> <br />Current Zoning GB, General Business <br />Current Land Use Rural Residential and Commercial <br />2030 Future Land Use <br />Mixed Use <br />(Master Planning Study- <br />Hodgson Road and CR J) <br /> <br />Density = 8-15 units per acre
