15 <br /> <br />The City’s stormwater management ordinance requires 4 feet of separation between low floor <br />freeboard and groundwater. In order to minimize the site being built up to meet this <br />requirement, this separation distance may be reduced upon submittal of a geotechnical report <br />and design by a licensed engineer. This report shall define ground water level elevations for the <br />senior living complex and include plans demonstrating that potential ground water inflow will <br />be adequately mitigated. Said mitigation shall be approved by the City Engineer <br /> <br />The clubhouse has been strategically located adjacent to the landscaped stormwater pond as a <br />site amenity. <br /> <br />Additional Site Plan Review <br /> <br />Building Footprints and Floor Areas <br /> <br />A summary of the building footprints and square footages is as follows: <br /> <br />Building Footprint Total Floor Area <br />Cottage Homes 1,400 sf 1,400 sf <br />Clubhouse 3,400 sf 4,609 sf <br />Senior Living Campus 128,113 sf 292,462 sf <br />Future Restaurant1 6,000 sf 6,000 sf <br />Future Commercial1 16,000 sf 16,000 sf <br />1These building footprints and total square footages may change upon final design. <br /> <br />Setbacks <br /> <br />Cottage Home Neighborhood <br /> <br />The cottage home neighborhood consists of 20 single family homes accessed via a 26 foot wide <br />private road. A 5 foot wide sidewalk is shown on the south side of the road. The houses on the <br />north side of the road are setback 23 feet from the curb, 30 feet from the north Rohavic Oaks <br />property line and 40 feet from the Hodgson Road property line. Houses on the south side of the <br />road that have sidewalks are setback 23 feet from the sidewalk. The 23 foot setback allows for <br />the parking of 2 vehicles side by side in the driveway without encroaching into the road or <br />sidewalk. The rear setback of these houses is 25 feet to the public road right-of-way line. <br /> <br />There shall be a minimum of 10 feet of separation between each house. Each lot is platted to <br />include the building footprint (including front porch and rear patio) plus a 5 foot envelope <br />around the footprint perimeter. The preliminary plat includes a Cottage Detail. <br /> <br />Clubhouse <br /> <br />The clubhouse is setback 30 feet from the public road right-of-way line and is 40 feet from the <br />nearest adjacent cottage home. The parking lot is setback 16 feet from the public road right-of- <br />way line and is 15 feet from the nearest adjacent cottage home. A coniferous landscape screen
