Additional <br />screening or fence has been added near Lot 16 as requested. <br /> <br />Senior Living Campus <br /> <br />As previously discussed, the setbacks along Hodgson Road and CR J are driven by the Master <br />Plan’s intent to create an urban form for the area. The senior living campus setback tapers from <br />30 feet to 26 feet from the Hodgson Road property line. Along the northern boundary of the <br />lot, the building corner is 12 feet from the property line and increases to 45 feet. Along the <br />western boundary, the building corner is also 12 feet from the property line and increases to 45 <br />feet. Along the south boundary, the building setback is 20 feet from the paved private road and <br />6 feet from the sidewalk. The parking lot is setback 15 feet from the property line. <br /> <br />Restaurant and Commercial Development <br /> <br />As discussed, full site and building plan review will be required for development of the <br />restaurant and commercial buildings. Per the proposed site plan for Phase 2 and 3, the <br />restaurant setback tapers from 35 feet to 15 feet from the Hodgson Road property line. An <br />outdoor patio is shown adjacent to the property line and 5-10 feet from the paved trail. <br /> <br />The commercial building setback is 11 feet from the Hodgson Road property line and 30 feet <br />from the Ash Street property line. <br /> <br />Architecture <br /> <br />Detailed architectural comments were provided by Landform. The following is a summary. <br />Overall, the proposed development upholds architectural standards envisioned by the Master <br />Plan and is consistent with zoning ordinance performance standards. <br /> <br />Cottage Homes <br /> <br />The 2 bedroom, single level cottage homes are 18 feet in height. The floor area is 1,400 sf. <br />Exterior materials include a stone/masonry base, glass and composite siding. The 21’x 21’ <br />garage is recessed behind the front façade. The front porch has been revised to 6 feet deep and <br />the rear patio has been revised to 10’ x 10’as required. Detailed building plans shall be <br />provided with PUD Final Plan. <br /> <br />Clubhouse <br /> <br />The 2 level clubhouse is 31 feet at the highest peak of the unique roofline. Exterior materials <br />include stone/masonry, metal siding, glass and composite siding. Glass makes up the highest <br />percentage of materials. <br /> <br />Senior Building Complex <br /> <br />The multi-storied complex has varying heights that tier from the 2-story (23 feet) skilled <br />nursing wing to the 3-story (33 feet) assisted-living wing to the 4-story (43 feet) independent <br />living wing. Decorative parapets accent the rooflines with heights varying from 2-4 feet. The
