17 <br /> <br />signature parapet at the main entrance of the complex is 5 feet. Exterior materials include <br />stone/masonry, metal siding, glass and composite siding. The zoning ordinance requires a <br />minimum 33% of the exterior walls have an exterior finish of brick, stucco or stone. The <br />elevations include stone/masonry ranging from 38-43%, exceeding ordinance requirements. <br />The building has multiple façades, varying exteriors materials, textures and strong vertical and <br />horizontal lines that provide articulation and depth and break up what could be long <br />monotonous walls. <br /> <br />The composite siding is Hardie board. A color palette and material board has been submitted. <br /> <br />Parking <br /> <br />The Zoning Ordinance requires a minimum number of parking stalls per use, as follows: <br /> <br />• Townhome, Quadraminium, Manor Home, Multiple Family Dwellings, and Mobile Homes <br />within Mobile Home Parks. At least two and one-fourth (2-1/4) rent-free spaces per unit. In <br />projects involving eight (8) or more units, the City may require additional clustered guest <br />parking spaces based upon calculation of required demand. <br /> <br />The cottage home neighborhood is served by a 26 foot wide private road with no on-street parking; <br />therefore, off-street parking shall be provided. The 20 cottage homes require 45 parking stalls. Each <br />cottage home has parking for 4 vehicles (2 in the garage and 2 in the driveway) for a total of 80 <br />parking stalls. Two off-street guest parking areas also provide an additional 11 parking stalls for a <br />total of 91 parking stalls. <br /> <br />The clubhouse requires 14 parking stalls and 14 are provided with 2 of them accessible. <br /> <br />Parking requirements for the cottage home and clubhouse neighborhoods are met. <br /> <br />• Elderly (Senior Citizen) Housing. Reservation of area equal to one (1) parking space per <br />unit. Initial development is, however, required of only one-half (1/2) space per unit and said <br />number of spaces can continue until such time as the City Council considers a need for <br />additional parking spaces has been demonstrated. <br /> <br />There are 100 independent living units that would require 100 parking stalls. There are 102 <br />underground heated parking stalls provided with 4 of them accessible. Parking requirements are <br />met. <br /> <br />• Rest Home, Nursing Home, Convalescent Center, or Institution. One (1) space for each six <br />(6) beds based upon maximum design capacity, plus one (1) space for each two (2) <br />employees. <br /> <br />There are 50 assisted-living beds and 48 skilled nursing beds that would require 16 parking stalls. <br />The Town Center portion of the facility has 7,521 sf of public use space that would require 25 <br />stalls. There are 35 employees per maximum shift that would require 18 stalls. The total required <br />number of parking stalls is 59. There are 78 total surface parking stalls provided with 7 of them <br />accessible. Parking requirements are met. Sheet A2, Site Plan has been revised to correctly reflect <br />the number of parking stalls. <br />
