19 <br /> <br />Canopy Cover standards require the minimum canopy cover to be 40% for all uses. Canopy <br />cover is required for the senior living campus, clubhouse, restaurant and commercial <br />development. The restaurant and commercial development will be reviewed upon submission <br />of detailed plans. <br /> <br />The senior living campus has 42,956 sf of hardcover which requires 17,182 sf of canopy <br />coverage. The original Plan Sheet L2.1 indicated 17,450 sf of coverage provided; however, the <br />medium trees were incorrectly valued at 500 and not 250. The values have been corrected. <br />Plan Sheet L2.1 indicates 17,450 sf of coverage provided which meets the requirement. <br /> <br />The club house has 5,866 sf of hardcover which requires 2,346 sf of canopy coverage. Plan <br />Sheet L2.5 has been revised and now provides 4,100 sf. Coverage is met for the clubhouse. <br /> <br />Foundation Landscaping <br /> <br />Foundation Landscaping standards require 2 large trees and 6 large shrubs per 100 linear feet of <br />the building. The senior living campus has 1,981 linear feet of building façade requiring 40 <br />large trees and 119 large shrubs. The landscape plan proposes 63 large tree equivalents and 304 <br />large shrub equivalents which exceed requirements. The landscape plan also provides for <br />several outdoor landscaped courtyards. The trees along Hodgson Road have been relocated out <br />of the road right-of-way and within 30 feet of the building. <br /> <br />Open Areas Landscape Standards <br /> <br />Open areas include disturbed site areas, such as cul de sac islands, boulevard medians, storm <br />water management areas, common areas in multifamily sites that are not for recreation <br />facilities, and disturbed areas that are not located within the foundation landscape zone, <br />vehicular hardscape area or the building footprint. Open Space landscaping standards require 1 <br />large tree and 3 large shrubs per 2,000 square feet. Open space plantings are required for the <br />main building, stormwater ponds, and north and south green spaces. <br /> <br />Per Sheet L2.1 and L2.3, Main Building, there is 45,374 square feet of open space. This would <br />require 23 large trees and 69 large shrubs. The plan proposes 25 large tree equivalents and 87 <br />large shrub equivalents. Open space requirements are met and exceeded. <br /> <br />The Clubhouse, per sheet L2.5, has 11,525 square feet of open space. This would require 6 <br />large trees and 17 large shrubs. The plan proposes 16 large tree equivalents and 34 large shrub <br />equivalents. Open space requirements are met and exceeded. <br /> <br />The North East and North West Green Spaces, found on sheet L2.6, hosts 19,895 square feet <br />and 54,073 square feet, respectively . The North East Greenspace requires 10 large trees and 30 <br />large shrubs to meet the open space landscaping standards. The North West Greenspace <br />requires 27 large trees and 80 large shrubs. The landscaping plan provides 18 large tree <br />equivalents and 87 large shrubs equivalents for the North East Green space and 27 large tree <br />equivalents and 80 large shrubs equivalents for the North West Green Space, which meets the <br />open space requirements. <br />
