20 <br /> <br />Per Sheet L2.7, there is 51,926 square feet of open space in the South West Greenspace. This <br />would require 26 large trees and 78 large shrubs. The plan proposes 205 large tree equivalents <br />and 101 large shrub equivalents. Open space requirements are met; however the plan sheet <br />notes 28 trees and 84 shrubs are required. This shall be corrected. <br /> <br />In addition to meeting the open space requirements, the developer is including three extensively <br />landscaped courtyard areas around the senior housing building for the enjoyment of the <br />residents. <br /> <br />Buffer and Screen Standards <br /> <br />Buffer and Screen Standards require a 6 foot high screen between a development and any <br />adjacent, less intense, residential land use. Materials to meet this ordinance can include year <br />round continuous planting screen, a wall or fence and plantings which cover 50% of a wall or <br />fence on the exterior side, or a combination of berm and year round continuous screening. <br /> <br />A 50 foot wide buffer of existing trees along the west lot line abutting Woodridge Estates will <br />be preserved. A screen of lilac bushes will be planted at the northwest corner of the site <br />adjacent to the stormwater pond. Additional landscape screening shall be planted in the area <br />adjacent to 253 and 255 Woodridge Lane to provide more screening from the road and parking <br />lots. The public road right-of-way near CR J has shifted to the east approximately 10-40 feet. <br />This will allow for additional landscape buffer and allow the existing spruce tree line adjacent <br />to 275 Ash Street to be preserved. <br /> <br />Along the north property line adjacent to the Rohavic Oaks neighborhood, the cottage homes <br />will be setback a minimum of 30 feet and a 6 foot high wood privacy fence will be located <br />along the north lot line. <br /> <br />A 40 foot wide buffer with a 3 foot berm and landscape plantings is also provided in the cottage <br />home neighborhood adjacent to CSAH 49 (Hodgson Road). The plan has been revised to <br />include a year round continuous screen on top of the berm. <br /> <br />A 30 inch shrub hedge is proposed between the senior living campus parking lot and public <br />road right-of-way as is required by ordinance. A 3 foot berm is located on the north side of the <br />northeast private cottage home parking area. Coniferous trees and shrubs are planted along the <br />top of the berm. <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are required at the rate of one (1) tree per 70 linear feet of road frontage where <br />property fronts on any public roads for townhome or multiple family homes. There are 20 <br />cottage homes abutting 700 linear feet. This would require 10 boulevard trees. The cottage <br />home private road has 33 boulevard trees which exceed ordinance requirements. There is 2,080 <br />linear feet of public road (Street A) that abuts the senior living campus and future restaurant <br />and commercial. This would require 30 boulevard trees. There are 33 boulevard trees proposed <br />which exceeds ordinance requirements. There is 789 linear feet of private road (Street B) that <br />would require 11 boulevard trees.
