The developer has submitted an example house plan that <br />demonstrates a house and 2 possible decks options for this lot. <br /> <br />Streets and Alleys <br /> <br />As approved with the preliminary plat, Fox Road road right-of-way is 50 feet wide and <br />the paved roadway will be 32 feet wide. This is consistent with Foxborough and Saddle <br />Club. The temporary cul de sacs at the north and south end of Fox Road will be removed <br />and restored to standard road widths. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 10 feet wide are provided along all lot <br />lines. A 15 foot wide easement is dedicated along the east lot line of Lot 1, Block 2 to <br />cover a storm sewer pipe. <br /> <br />Drainage and utility easements are shown to be dedicated 10 feet above the high water <br />level over stormwater drainage ponds and 10 feet outward from the delineated wetland <br />boundary. Rear lot lines also have a minimum 10 foot wide easement. <br /> <br />A Right-of-Way, Drainage and Utility Easement was recorded in March 2017 granting <br />the City a perpetual easement over the entire property for purposes of constructing street <br />and utilities. A vacation exhibit has been submitted with the final plat application and the <br />easement will be vacated upon Council approval of the PUD Final Plan/Final Plat for <br />Saddle Club Fourth Addition. <br /> <br />Staff Comment: <br />1. Drainage and utility easements shall be dedicated on the final plat over all outlots. <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />Per Sheet C1.1, Grading, Drainage and ESC Plan prepared by Plowe Engineering and <br />dated April 1, 2019, one (1) stormwater pond is located in Outlot A and one (1) <br />stormwater pond is located in Outlot C. Per the Stormwater Drainage Report dated April <br />9, 2018, the water table elevation is too high to achieve the necessary 3 foot separation <br />for infiltration so NURP ponding is proposed. <br /> <br />Lot frontages and public street drainage is collected via catch basins and stormwater <br />pipes that drain north on Fox Road into Pond 1 on Outlot A and then to Pond 2 on Outlot <br />C. Rear lot run-off is routed onto pervious disconnected surfaces. <br /> <br />Utilities <br /> <br />Public water, sanitary and storm sewer utilities will be installed within the development. <br />
