4 <br />Sanitary Sewer <br /> <br />An 8” sanitary sewer pipe will connect from Foxborough to Saddle Club along Fox Road <br />and serve the site. <br /> <br />Watermain <br /> <br />An 8” watermain will connect from Foxborough to Saddle Club along Fox Road and <br />serve the site. <br /> <br />Public Land Dedication <br /> <br />The City will require cash in lieu of land dedication. Per the City’s Park, Greenway & <br />Trail System Plan, a neighborhood park is not programmed for this area. An existing <br />trail system extends from Foxborough to Saddle Club and provides connection to Birch <br />Park. No further trail construction is required. <br /> <br />Saddle Club Fourth Addition <br />8 lots x $3,000 = $24,000 <br />Zoning <br /> <br />Zoning Requirements <br /> <br />The property was rezoned from R-1, Single Family Residential to PUD, Planned Unit <br />Development in June 2018 with Ordinance No. 06-18 to allow for the following <br />flexibilities: <br /> <br />• Reduced front and rear yard setback from 30 feet to 25 feet <br />• Reduced road right of way from 60 feet to 50 feet <br /> <br />This is consistent with Foxborough and Saddle Club developments. <br /> <br />Minimum lot widths are 80 feet, minimum lot depth is 135 feet and the average lot size is <br />14,478 sf. The regulations and performance standards of the R-1, Single Family <br />Residential zoning district will be in effect unless otherwise stated in Council resolution <br />or Development Agreement. <br /> <br />The PUD Final Plan/Final Plat is compliant with these requirements. <br /> <br />Wetlands <br /> <br />Four (4) wetlands were identified and delineated on site totaling 1.62 acres. The project <br />area is located within the Lino Lakes Comprehensive Wetland Protection and <br />Management Plan (CWPMP). RCWD issued a WCA Notice of Decision on April 23, <br />2018.
