COST ESTIMATE <br />6.1 COMPARISONS BETWEEN NEW BUILDING AND REPURPOSE OF HISTORIC HOUSE <br />To evaluate advantages and disadvantages between the conversion and repurposing of the house and <br />constructing a new well house building, the following facts should be considered by the City: <br />The house has roughly 30 percent more space than a compact new building. <br />The primary advantage and reason to convert the house into a well is that in doing so an <br />important historic property in Lino Lakes would be saved. <br />The existing house (and repairs/improvements) includes two stories versus one story with a new <br />building. The second story could become wasted or unused space if the building is converted to a <br />well house. <br />The house requires relocation, restoration items, rebuilding of walls and improvements to many <br />other building components for long term use. <br />A new building would have low maintenance materials and various warranties while the house <br />exterior, in particular, consists of old materials that have less certain longevity over the long term. <br />There are more risks with the reuse of the house, from the actual relocation to any damage <br />caused as a result of this otherwise uncertain situation. <br />The house has been vacant and unheated. Adding heat and attaching a new addition causes a <br />slight amount of uncertainty due to the change in environmental conditions. <br />6.2 ESTIMATED CONSTRUCTION COST FOR A NEW, COMPACT WELL HOUSE <br />The costs for a new well house can vary depending on materials used and any additional storage that <br />might be included for various purposes. As a starting point, the construction cost might be between <br />$850,000.00 and $900,000.00. The cost would exceed one million dollars if additional storage were <br />included in the building. <br />6.3 ESTIMATED CONSTRUCTION COST TO RE-PURPOSE AND ADAPTIVELY REUSE HISTORIC <br />HOUSE <br />The following are estimated costs for the project as designed.
