3 <br /> <br />Existing Site Conditions <br /> <br />The residential lot contains the existing house and garage that were built in 1984, trees, grass, a <br />shed, septic system, well, fire pit and wetland. The fire pit will be removed. The Certificate of <br />Survey indicates Zimmerman Fine Sand and Lake Beaches soil. Groundwater was encountered <br />at approximately 5 feet (EL 884.0). A general <br />overview of the riparian development indicates low density single family lots platted between <br />1969 and 1991. Lot sizes vary from approximately 12,000 sf to 43,560 sf. Smaller lots on the <br />east side of Reshanau Lake are served by municipal water and sanitary sewer. <br /> <br />Of the 100 platted riparian lots, approximately 10 existing lots on the west side of Reshanau <br />Lake along West Shadow Lake Drive may have the potential to subdivide based on lot size. <br />One of these lots is the proposed Poehling Addition. The remaining 90 lots do not appear to be <br />further sub-dividable based on lot size or extensive on-site wetlands. <br /> <br />Density and Land Area Calculations <br /> <br />The following chart implements Met Council’s formula for calculating net density.
