The work in this addition <br />includes extending the Crane Drive, Watermark Way, Bay Drive, Ada Drive, and Gull <br />Drive. Crane Drive, Johanna Circle, Itasca Circle, and Balsam Way are proposed to be <br />32' wide from back -of -curb to back -of -curb, Ada Drive and Gull Drive are proposed to <br />be 28' wide from back -of -curb to back -of -curb, and Bay Drive, Heron Court, Island <br />Court, and Jasper Court are proposed to be 24' wide from back -of -curb to back -of - <br />curb. There are no comments at this time. <br />• Wetlands and Mitigation Plan <br />Wetlands and mitigation plan reviewed during the Preliminary Plat. <br />• Landscaping <br />The Watermark 3rd Addition Site Landscape Plan has been reviewed by staff and is <br />consistent with the PUD Development Stage Landscaping Plan. The Environmental <br />Coordinator Memo dated February 27, 2020 notes some minor comments such as seed mix <br />types, clear vision areas and planting details. <br />Comments: <br />1. Trees shall not be placed over utility pipes. Please move trees 20-ft from proposed <br />utility lines. <br />2. Trees shall not be placed over proposed water or sanitary services, including curb <br />stops and clean outs. <br />3. Coniferous trees shall be 10-ft from trail edges. Deciduous trees shall be 15-ft from <br />trail edges <br />• Geotechnical <br />No comments at this time. <br />• Floodplain <br />The Watermark 3rd Addition does impact the existing floodplain. <br />• Drainage and Utility Easements <br />Roadways are proposed within right-of-way and lots include standard drainage and utility <br />easements. Larger drainage and utility easements are provided over surface water <br />management features as required. <br />• Development Agreement <br />A development agreement will be required with the final plat. <br />• Grading Agreement <br />A Grading and Trunk Utility agreement was completed for Phase 1 of the Grading, <br />Development & Erosion Control.
