o Skilled NursingFacility acility = 48 units <br />o TOTAL UNITS = 218 total units <br />The market rate cottage homes are 1,400 sf single level cottages with 2 bedrooms and an <br />attached 2 1 ' x 2 1 ' garage. <br />The senior living community independent and assisted -living units are market -rate and <br />mid -range in price with a variety of 1- and 2-bedroom units and heated underground <br />parking. The community also includes complementary campus amenities such as a Life <br />Enrichment Center (2°d Half Lyngblomsten), main floor town center with bistro style or <br />fine dining, a pub, cinema, chapel, fitness center and gift shop. The development also <br />includes a 4,600 sf club house with game room, kitchen and lounge. <br />Phase 2 is a stand-alone 6,000 sf restaurant with outdoor patio <br />Phase 3 is future commercial development <br />The senior living community and restaurant are located on one existing 17 acre parcel. <br />The future commercial development will be a redevelopment of the remaining 5 parcels <br />(3 acres) which is currently occupied by an insurance business, vacant liquor store and <br />recently demolished 49 Club. <br />Grading & Drainage Plan <br />Per the original Storm Water Management Report prepared by Anderson -Johnson <br />Associates dated March 11, 2019, rate control is being accomplished using a combination <br />of a dry pond and a storm water treatment pond. The proposed rate is less than 80% of <br />the existing rate of runoff. <br />Water quality treatment is accomplished at the single stormwater treatment pond. True <br />infiltration was considered during the design phase, but several factors contributed to not <br />pursuing infiltration practices. First, shallow groundwater exists on site. Secondly, the <br />site has been maximized and there is not adequate space for effective infiltration <br />practices. <br />Instead, a stormwater pond was to be constructed. The stormwater pond, in addition to <br />providing rate control, has been sized to provide adequate dead storage to meet water <br />quality requirements. Finally, an irrigation pumping station will be constructed at the <br />stormwater pond to draw water from the pond to irrigate the surrounding areas. <br />The clubhouse was strategically located adjacent to the landscaped stormwater pond as a <br />site amenity. <br />
