Ms. Katie Larsen <br />06/03/2020 <br />Page 8 <br />Transportation <br />The existing site includes a single family home on the center large parcel and two commercial <br />buildings on the south end of the project. There was also a restaurant on the corner of Hodgson <br />Road and CR J that has been removed. The applicant is proposing to remove existing site accesses <br />from county roads, and off Hodgson Road construct a full access on the north end of the site and a <br />right in/out access at the midpoint of the site. They are also proposing a right in/out access off of CR <br />J. A traffic analysis dated February 6, 2019, was prepared for project and review comments were <br />submitted under a separate review memo from Chuck Rickart of WSB. <br />The applicant shall revise the road width dimension to be 32 feet from face of curb to <br />face of curb to match the City's standard roadway. The roadway detail GEN — 2 on <br />sheet C2.12 shall be replaced with GEN — 1 <br />The dimension has been updated and the correct detail has been provided. <br />The plans show GEN-1 they should include GEN-2 for a total road width of 32 feet. The <br />geometric plan should be revised to call out 32 feet verses 33 feet. The curb can <br />remain as in the detail as the surmountable please remove the B618 note from C1.20- <br />1.22 <br />The geometric plan has been updated. (AJA 2020-05.08) <br />The street width notes were not updated. Geometric plans still show 33-ft back-to-back <br />label. Please update labels on C1.24, C1.25, and C1.26 per previous comment. <br />2. Chuck Rickart of WSB will review turn lane plans once submitted. <br />3. Pedestrian crossing location still being identified by staff. Staff will review with next <br />submittal. <br />4. Review sidewalk detail callouts on Sheets C1.20 to C1.22. It appears that the labels for <br />sidewalk against the curb and sidewalk with a boulevard were reversed. <br />5. Final Plat Striping and Signage Plans shall include striping and signage for turn lanes. <br />6. Details 10, 11, and 12 on C2.13 can be used for signs in the private portions of the site. <br />Signs within public right-of-way shall meet current MnDOT specifications. <br />7. Applicant shall show the location of proposed street lights on the roadway construction <br />plans. <br />• Wetlands and Mitigation Plan <br />There is one wetland located on the site. It was delineated by Kjolhaug Environmental on 06/11/18. <br />The Technical Evaluation Panel approved the wetland delineation on 10/3/18. <br />Comments: <br />1.
